Rules Now or Later

I just want to comment on why rules and regulations now (meaning even when the project is nothing more than a discussion) is a good idea. Here are some of the reasons.

  1. The discussion helps get everyone agreed up front on the goals and how to implement them.
  2. Open discussion makes it less likely that an important concept will be missed.
  3. Having all this here before people start signing contracts (and telling them it is hear) makes it easier to defend what your intent of a rule was.

There are more, for sure, but as there is nothing "secret" here and now open discussion is a good thing. It also helps determine what business structure will best serve the needs.

For example, is the land sub-divided and sold to the various participants (personally I think this is a bad idea) or does it all belong to the "business" with members being granted long-term leases?

Also, how you dissolve the "business" needs to be covered. There could come a time when that would make sense. For example, in 20 years where you built might be prime development land for a growing city. While some might want to "keep the walls up", increasing tax burden, for example, might make this impractical.

Just some random things to "think about".

Some Questions

Sounds to me like a communal venture. Would all participants contribute to the commonwealth of the community? How much investment would one need to, say, purchase a "share"? Would the participant have to build his/her own house, or would the community pitch in and help a newbie get settled? I like your idea of the long term leases, if a investor could secure a large parcel of good producing land. The lease would remove a lot of risk for the leasee and in turn draw a lot of interested parties while providing a nice return for the investor. Plus folks with little capitol could still participate. I truly like your overall concept and would be interested in being involved. However, I won't be in a position to relocate for at least two years, buy my intention is to eventually live six to eight months of the year in Nicaragua. I'd like to hear more.
