I just want to comment on why rules and regulations now (meaning even when the project is nothing more than a discussion) is a good idea. Here are some of the reasons.
There are more, for sure, but as there is nothing "secret" here and now open discussion is a good thing. It also helps determine what business structure will best serve the needs. For example, is the land sub-divided and sold to the various participants (personally I think this is a bad idea) or does it all belong to the "business" with members being granted long-term leases? Also, how you dissolve the "business" needs to be covered. There could come a time when that would make sense. For example, in 20 years where you built might be prime development land for a growing city. While some might want to "keep the walls up", increasing tax burden, for example, might make this impractical. Just some random things to "think about". ( categories: )

Some Questions
Sounds to me like a communal venture. Would all participants contribute to the commonwealth of the community? How much investment would one need to, say, purchase a "share"? Would the participant have to build his/her own house, or would the community pitch in and help a newbie get settled? I like your idea of the long term leases, if a investor could secure a large parcel of good producing land. The lease would remove a lot of risk for the leasee and in turn draw a lot of interested parties while providing a nice return for the investor. Plus folks with little capitol could still participate. I truly like your overall concept and would be interested in being involved. However, I won't be in a position to relocate for at least two years, buy my intention is to eventually live six to eight months of the year in Nicaragua. I'd like to hear more.
