Land Costs and Considerations

This is some generic information that may help people in discussing possible locations for the Geek Ranch. I will assume that the minimum amount of land being considered is about 50mz as something smaller doesn't seem practical and will cost a lot more.

From my research (for my book, for my personal interest and my own projects), semi-rural land costs from $100 to $4000 per manzana. That's a big range but there are lots of differences. Here are some data points. Note that most are near Estelí. I am not "recommending" near Estelí, it just happens to be the data I have first-hand. I encourage others to offer up other information.

  • A large (as I remember 700 manzana) chunk of bare land in the Sébaco valley with no water had an asking price of $100/mz.
  • About 120 manzanas within 5km of Estelí on a pretty bad road, no electricity and no water was $60,000.
  • 40 manzanas near El Naranjo (7km south of Estelí, then 2-3km of dirt road), no power, no surface water but it appeared a shallow well would work had an asking price of $40k and rumored "the owner wants" price of $32k.
  • About 50 manzanas of land on rolling hills at about 1100 meters in Miraflor about 15km from Estelí on dirt roads, no electricity but a ojo de agua (spring) for $75.
  • Assorted property in Tisey, a reserve south of Estelí and in decent hills of 1200 to 1700 meters, for from $2500 to $4000 mz, mostly depending on available water and distance to electricity.

Land

Hi FYL,

There was a chunk of land for sale about 11km due north of Sebaco near the head of the valley. The farm is named El Cacao. There is a sign by the road. There used to be quite a few people living on the finca, but now all the buildings are empty. It belongs to a co-op but they want to sell. It is good farm land and has two wells. However, during Hurricane Mitch it was under water. Don't know how much they want for it.

But, Sebaco may be a bit too warm if you want a climate like Esteli or Jinotega.

Montalemar beach property

I have 30 mazanas on the beaches of montalemar and I am asking 25k a manzana for reference.
