Many posts have posted about Rancho Santana and the people pay the money and receive no legal deeds to their land. Info for Rancho Santana: This Rancho Santana is another wonderful property offering from Bill Bonner, President, International Living Properties S.A. I think that anybody and everybody knows about International Living and their ways and tactics and I assure you that is not NicaLiving. Bill Bonner said that he is looking forward to meeting me; but, I really think that the meeting was finished before it got started. I'm going to email and call Tom Gordon and find out why "Santana" can not get her "Santana" deed. Contact Tom Gordon, Agent for International Living Properties, S.A. Deeds
My experience is that it can take a while. And I understand that until the owner sells all his interest in the property, they wont issue an actual deed to the unit buyers only a certificate of ownership.(I may be wrong).

I got nice property that I can sell you that you can live in or rent; but, only if you want those things.
If you don't require a deed; I have many properties that I can sell.
If you believe this is Nica law - I'm sorry.
Put my money on the table and I get the land-paper and deed.

Deeds
Alan I raalize things are different on the east coast. Personally, I have not had a problem getting a deed, but then what I have bought i not part of a larger piece of land. I only know what I have heard, And of course Nica law is subjective.... I do worry for people who buy property here with the "gringo" mentality. Dont want them hurt, especially Santana. Seen some of these places built so close to the water and maybe 2 feet above the sand that even normal waves could cause damage....with water drain about 2 inches....looking for trouble. Even though the bulding looks beautiful............You know what I mean.... By the way, See you Tuesday.

I don't care if people want to come to Nicaragua and throw their money away. I was only trying to help the girl and she was only trying to bash the Atlantic Coast and she does not know this area of the country and does not even know Nicaragua.
Come here for a week or two weeks and buy property and throw money away. Well - They don't buy because they have no time to get no deed and then they will go back to the USA (America) and say how the Nicaraguans stole their money when it was the their fellow Gringos the whole time who stole their money.

I take it pretty seriously when someone takes it upon themselves to dive into my personal life and stir up trouble. What makes Alan think I don't already have things under control? He never once asked my permission or my husbands to inquire about squat on our behalf. I am so damn offended and so utterly shocked that a grown man could do such a thing. What right does he have to dive into my private business? I just wonder how he would feel if someone did this to him?
Furthermore, I have never once bashed the friggin Atlantic coast!!!! Show me the evidence and link me to a bash!!!!!

it took me a couple of months to get a deed.....
and it took a couple of months for the seller to get everything the title co. wanted. i never worried. but the property was what my wife wanted. i always figured on sueing the title company if the deal went wrong. i don't think international living or rancho santana people read this site. to them, information is power and this site gives it out freely and believes as fyl puts it, to buy property here takes money or time.
this is pretty funny stuff.......
laura's friends have a place casa-ensueno and that's how we got interested in nica. having lived 5 and a half years abroad, i did not want to live on a compound and my wife and i like eating out.

I think you are causing Santana to break one of the Laws put down by the Community Association.
Questioning any authority figure within the associations structure will cause you to be expelled from Rancho Santana, your lot will be ceased and she will not be able to ride the pretty horses.
Paperwork
Any kind of paper work Deeds etc can be in the States in 24 hrs or less through DHL and it's not that expensive.
my experience with buying a lot in nica
was it took a couple of months to get the deed. i had title insurance so did not worry. the attorney in nica kept saying that it was at the gov't office with the money for taxes waiting in line. since i had no sense of urgency, it all worked out.

How Long?
How long does it usually take to get the title deeds out of the registry office? I'm talking of the normal process...not paying a "mordida" to get it out, the normal time. Suppose it can depend on which registry office...maybe takes longer in SJDS, Managua or Granada, because more properties are being sold and bought. San Juan Limay is a funky little village but very few properties are sold...christ there are just a few properties...how long do you think it would take there?

I don't care if its only land or a house with land or an office building, hotel, or whatever with land; all deeds and legal and government papers are put on the table when the purchaser puts the money.
No sane person does business in any other way.

I was thinking "Find out who owns the property" and that's how long it takes. I wasn't thinking "New Owner" in other words, I thought all we were doing here was getting a current copy of the title.
