I don't know how many people here know, but there was a really bad tsunami not all that long ago in Popoyo, near Tola in Rivas. These are really nice hi-res photos. Here's a caption from one of the photos: On September 1, 1992 (September 2 at 00:16 GMT), an earthquake with a magnitude of 7.0 generated a tsunami with waves between 8 and 15 meters high that struck 26 towns along 250 km of Nicaragua's Pacific coast. More than 40,000 people were affected by the loss of their homes or means of income. --- Seriously bad situation, that. When I found out about this a couple of years ago, that was really the main reason I did not want to buy property on the beachfront. I like being up on a hill and not on the real low flat areas. Steep hills of course have their challenges too, just not huge tidal wave types of challenges. ( categories: )

When I was at Rancho Santana I was told and shown where the tsunami hit. For this reason alone, I decided to purchase my property up in the hills with an ocean view instead of being wiped out by a future tsunami on the ocean front.
Another reason I did not want to buy at Iguana..it's totally flat with no where to go when the flood hits!
El Transito
Have a friend with property near El Transito which was also hit by same tsunami. We drove around the area -- they built a whole new town at a higher elevation after the "old town" on the beach was blasted.
