Your kidding right?

your tongue is firmly imbedded in your cheek right? I mean look at the water. That brown is runoff In April? Look at the huge gouges the water from the rains of last season left. Imagine what it will be like all paved over? I think lots of people will make lots of money on this resort but truth be told it is ugly and a disservice to the land I walked this property just before it was purchased and it was lovely with miles of windswept beaches with only foot prints in the sand.

Don't shoot the messenger!

My comment about beauty was simply the awesome emerald color of the ocean as seen from 4,500 ft. up, contrasting with the other earth tones. I wasn't trying to make any kind of statement about environmental, political or economic issues. Basically, I was enjoying myself piloting my plane down the coast, snapping pictures when this one hopped into my camera.

Even so, it still tickles me when I innocently post something that sparks off a great number of comments! Cheers!

Yea it is funny

Some people just are well to be polite, just only have time to post - write whatever they can in the negative. They probably made some past mistakes or judgements and are bitter of life. I feel sorry for them but they can't be helped. The pics were great, thank you for the persmission to use them and yes we will be touch about purchasing and maybe have you do another ariel photo shoot.

yes, Gran Pacifica is real

Currently, there are 3 houses under construction and ready for roof work. There is another in excavation work and 2 more in lot layout. There are another 12 houses in final stages of design work. There are over 100 lots sold with a commitment to build within 24 months. Every lot sold has electricity, water, sewer (yes, sewer), phone, internet and cable hookups. Three phase power has been run directly from the substation. Two water wells are dug and storage and pumping facilities are being built. Three more well locations are identified and will brought on line as needed. There is sufficient water for all planned housing and the hotel. The first condo project is underway with excavation in progress.Two of the three floors in the first building are sold out. Another condo project is in planning. The first club house is set to begin construction within 1 month. Most of the roads and sidewalks for the 1st phase are completed. Street lights are in progress. Storm water drainage is in. The hotel is has a management agreement signed and in place (as is normal for most major hotel chains). The hotel is being delayed until passage of a bill in regards to financing. The delay is frustrating to all but the tax ramnifications make it worth waiting for. Gran Pacifica is not the only resort waiting for the passage of this bill. The earthwork for the first 18 holes of the golf course is underway. The plan is for 54 holes total. The project is over 2,500 acres with about 3.5 miles of beach. Oh, man this looks better and better. Its going to be just like living in America, but with better chicks. With that new mall over in Talladega and malls in Managua, and golf and stuff, I'll never even know I'm in some dirty third world country. I better hurry or all the lots will be gone.

"Stealth" Means What?

I dont really understand this property business thing that you put up here on the website. This press release is 5 years and 5 days old and the only meaning I get out of this thing is that you sure took up a lot of space for nothing on this website. That Nicanix put up about 4 pictures of this development(?) today from his airplane and over 5 years after your press release that company has built no structures but they sure have taken in a whole lot of money from selling those lots. Its sounds like you selling those lots too or at least you bought one and want to get rid of it. These people coming to Nicaragua and buying land had better be careful about these "blue-sky" developments or I guess in this case "pie in the sky" or "hotel in the sky" or "golf course in the sky" because theres sure none of these things on the ground. Some of these property things sound like that Mexican tequilla thing where all that money was stolen from Nicaragua people. This lack of development appears to be all "stealthy" so I guess you chose the right operational name.

Hi Stealth,

Just wanted to let you know that I researched Gran Pacifica about 8 months ago. My reason for not investing was that I got the feeling it was another "Marrott Resort" type of place that had strangers passing through on a daily basis. I wasn't looking for a "hotel atmosphere" but rather a homey aura. I'm sure it's a very good investment but it wasn't a place where I wanted to live. However, with that said I do wish you luck with your project.

I ended up purchasing property at Rancho Santana....Perhaps, not as good an investment but I felt very comfortable there.

Kind of barren

My first thought was that it looks kind of barren. Did they just go through and bulldoze the entire area? It looks like it. Although I suppose that with how things grow in Nicaragua it won't take too long to green it up again.

I was looking at the overall

I was looking at the overall siteplan of Gran Paciifca. They have divided it up into 3 main sections The hotel area and 2 seperate residential areas.

The first residential area is about 1/2 sold. the infrastructure has not been continued to the second residential area in white on the site plan. meaning nothing has been sold there.

I couldn't see any reason for Marriot (the proposed hotel for this developement) to start building at least until the first residential section is totally sold and built and the second half is up for sale.

In fact the section that is up for sale now will have enough homes for rental, why would any hotel be built when there are going to be enough rental properties existing. I mean most of these homes will probably not be occupied for more than a couple of weeks per year by the true owners.

I bet Marriot is also wondering what the heck is taking so long. Maybe there aren't as many clientel as proposed that will want to stay in this hotel

Marriott signed a preliminary agreement to manage a hotel developed at this site. Re-read that carefully, please. It does NOT say MC will build a hotel, nor has MC agreed to any such thing.

The developers have to find the funds to actually build the hotel, something that is, naturally, taking a very long time. Probably will take a very long time. From the little I know how about the process of funding these types of projects (internship from 20+ years ago with Chris Hemmeter), it is common for a chain to sign an agreement to manage, adding value to the overall hopeful aspects of the project actually coming to fruition.

If you look at the tourism numbers this is easy to make out: a relatively small (growing but STILL small) overall number of tourists who spend, on average, less than $100/day/person. You can't build the "dream resort" at Gran Pacifica unless/until that last number changes dramatically...

Just my dos pesos on "the hotel at Gran Pacifica"...

On a positive note, At least this project has something up. The list of projects Alan listed; few are actually doing anything
