Does anybody know what the legal requirements are to sell real estate in nicaraqua? How do you get licensed?

I think the OP was looking for a non-scarcastic, real answer. Be nice. JOEYLEE, better do some research on property laws in Nicaragua. Too many people sell property that isn't theirs to begin with and it hit a sore spot with some other members.

"GOB de Nicaragua" issues no real estate agent or broker licenses.

If the demand persists; "fyl" and I might start issuing such licenses.

Real Estate "License" promo for Nicaragua

Guess what ? And please...I am sorry I didn't mark the source/article...it will take me a week to refind the source (maybe Tico Times ?, perhaps one of the pretend to be info but really promo sites ? There are "entreprenuers" at work. Trying to convince all in Nicaragua to go the USA way (so what's new ?) And have rules...and licensing etc. Most likely the first requirement will be to attend some course (for a fee)...set up by them...and of course..a test and hefty fee (also for profit)...and of course include the proper attire with "logos" (chinos and loafers and logo embroidered collared "polo" shirts, mincy little too short suits and pretend to be executive type female garb...Oh my...sarcastically so sorry. Next is the franchise scam. Please tell me this is not real !!! I did read the article. The will advertise this as "free enterprise" opportunity...Next will come the forclosure experts.... Ok...so I am moving on to Antartica as soon as... Oh...pooh..... Get my drift ? Now...from there we capture all those willing to do any sort of construction tasks....and ...

Heh heh...I was floored...real time here....Minutes apart. I saw you reply. Yup John. I really have a thing about this. Bad experiences...and a bit of a challenge with the "types". Righto--store front. Last time in Granada...they were trawling and crawling all over town and I felt the all to familiar. It felt all to close to what I want to avoid....have to avoid. Actually wil probably wind up being arch enemy of. NO....you don't have to sell you land and move to the city to get healthcare...no land, no water,no fish,no...but a chunk of money that will last for ??and you live without your heritage...your mean of living...but$20,000 is alot of Nicaraguan buck. Ha...NrUSA RE Agent/speculator...then takes your land and sells it for ///$200,000. No one cares. I do ! I do because the reasons people are desperate...can be fixed with very little. Oops...I just spilled my hand. So be it. Been there before...no problem. These speculators prove to me they can improve life...fine...if not....just stop the crap. I am not impressed. So far I see nothing they have done to improve local life. Happens everywhere....but my take.....do it in your own country...even playing field...elsewhere..ou be the ugly American...I get pissed. Lived "overseas...expat" with my family...know the deal. My family was not into this speculation stuff..Come the revolution...we were OK...others were not as they had taken advantage of people. Karma in action.

  1. Do you want to sell real estate?
  2. Do you have any experience in selling real estate?
  3. Do you know anything about Nicaragua's property laws?
  4. Do you have any ethics or morals?
  5. Are you breathing?

If you can answer affirmatively to questions #1 and #5, you are now duly authorized to sell real estate in Nicargua. Kindly ignore all other questions...

(OT) Not only can you sell real estate, you can be a developer -- just build a website telling everyone how wonderful your development is (even tho it only exists on the web page), describe in glowing terms the golf course (dead scrub brush), the clubhouse (um, where was that anyway?), the tennis courts (more dead scrub brush), etc. Fleece lots of gringos with more $$$ than brains out of hundreds of thousands of $$$ and then, well just develop a love affair with some other country and go there.

I Bought a License ! !

Padredealyson sold me a primary Nica Realtors License for US$500 and what he said was the advanced developers license for an additional US$250. Have I been swindled ? Who do I complain to? Is there no justice? Can I sue in US? Nevermind. Would you like to buy a beachfront lot?
