Need Information / InstructionSubmitted by TAG on 5 January, 2006 - 23:36.
I am buying some land, along the Pacific Coast, whats the fee for the for the person who has located and negotiated with the seller, on my behalf? Regarding other costs: Who would pay for the survey of the land to verify, it matches the recorded city maps, title and transfer costs? Buyer or Seller? The sellers Lawyer (Nicaraguan Realator) Has billed me to take care of these matters. If this subject has already been addressed on a earlier post I apologize for the redundency. Please give me instructions on how to locate the above answers to my questions on this site, if this has been addressed before. (give a man a fish or teach him to fish) Thanks, TAG ( categories: )

a couple more things
The two links mentioned tell a lot. One thing missing from the book page is getting a survey. For a city lot this may be less important (I needed it because of a boundary change) but, for land, the seller should get you one before you get serious. For example, a "32 manzana" piece of property I was going to buy turned out to be 19 manzanas. (I did buy it but at a much lower price.)
When I had a person doing the shopping for me, the deal was that he would get paid 1% of the purchase price by the seller. That's what I did with my house. I feel he saved me at least $10,000--not that I would have bought the place for $10k more.
There is no such thing as a "Nicaraguan Realtor". There are just people who want a piece of the action. If you want to hire someone to do some footwork for you, fine. Them being honest is a lot more important than being a lawyer or anything. Once all the stuff looks ok, a lawyer to write up the escritura will probably cost between $20 and $200.
