Real Estate in Southwest Nicaragua

I am specializing in locating lake front and other unique properties in southwest Nicaragua. I enjoy helping others to integrate into this third world country and providing help so as not to have to pay an arm and leg on the outset. The properties that I know about are not in the real estate offices as they are pocket or direct listings with the owners. Am compiling and have available photos on request.
Setting Things Straight
First, Sam has not posted anything related to his business on this site since this November 18th 2005 posting.
Since then I have received several private messages praising Sam's work. The message was, “Sam doesn't understand yet how sites like this work or why a private email or professional looking website is a good idea. He is however a straight shooter and someone that we (those who wrote me) trust. We agree with your argument (See below) 100% but we know Sam and so that's the reason we are writing you” I ignored this thread from that point on.
Yesterday, a poster named “Root” added to this thread an advertisement, see his post below. This post had nothing to do with Sam, it did however drag this posting up from the depths and put it in the Active forum list. Now Sam is having to deal with this a second time and in my opinion, without reason.

Root, if you really are in contact with Phil then please work things out with him before you post any more links to your business site, telephone whatever. We can use some good content about Leon if you're willing to contribute non-commercial postings :-)

Hint: If you contribute heavy to this site, plugs for your business become inevitable as it eventually gets wrapped up in the content. Example, Kelly Ann has a business in SJDS, you can find a number of references, people even ask her where it is and visit her. But you will also find she contributed TONS of things to this site before that happened. She continues to contribute more then she gets from this site as well.

Again to reiterate I have been working with Phil on the other concept of a web based real estate system and have had absolutely nothing to do with the ad. that I put in one time last November being constantly showing up on Phil's NL site

Geez you guys are a tough bunch. Sam is a starving real estate guy and probably doesn’t have the cash for either paid e-mail or Web Page. I can relate. I starved here for the first years too. I bet he has some really great deals that the slick brochure guys don't. Note to Sam, make sure Miskito Allen has a checkbook in hand before you spend a day kicking tires with him You think he would ever leave his beloved Port?

I heard recently that Martin from New Zealand is busy remodeling his mansion on the Cay and putting in a solar system. He apparently has killed off the sand fleas but for how long they will be gone is anybody's guess, and what it did to the water supply is also a good question. He is a member of an elite time sharing group that has some 12 locations all around the world and it only costs a half million dollars to join and 25 thousand a year to stay a member.

Sam if your going to specialize, the first thing I would do is have a paid website and certainly at minimum a paid email address. Having free webspace and a yahoo address already makes me suspicious of you. The other thing is the free advertising. Why dont you contact the site owner and offer to become a sponsor. They would want credentials etc but it would be more apropriate then squatting. Seeing how this is the third or fourth time you have done this with out contributing anything else of value to this site. See where Im going ?

3rd world?
Word to the wise, some might take offense at your use of the term "third world country" to refer to Nicaragua, or any other country for that matter. You might want to use the term developing nation or nothing at all. Nicaraguans, like the rest of us are proud people and don't want to be called "3rd world".
That being said, do you have a website so that we can check out your listings?

Hi Brook, My email address is and I have a website which is under construction at Many of the pictures that I have submitted to my website guy have not got into the site yet. I know of two real good buys one near Cardenas and with five acres and estuary and new house and titled lake front at 40k. The other in San Jorge and next to a mansion with many trees, also titled, and at 60k. If you are interested specifically in either of these I will get some photos to you. Sam Bauer
Safe bet
I found out about Sam from the "other" Nica site (Yahoo group) and we corresponded for a few months before I went down. He gave me a list of references, all of whom checked out. Once I arrived, he did a hell of a job showing me around, introducing me to a wide variety of both ex-pats and Nicas, and did produce over a dozen non-listed properties. What impressed me most was that he let other people, mostly Nicas, also show me places. Had I gone w/ one of those, his 'cut' would've been practically non-existent (I was looking in the $10K-20K range--not exactly a client to retire on.) In the end, I chose a place another one of his clients had passed on (too small!), and he was invaluable in handling the sale and legal transactions.
Safe Bet - NOT
How can you call this a safe bet? According to you, no money changed hands so how would you know? The guy has a yahoo email address and a free website and you trusted him? Then you meet him in Nicaragua, where any Joe blow can call himself a "specialist" and look at property. Good thing he didn't turn out to be "Son of Sam". I bet I can find a half dozen people who will do a "Hell of a Job" showing you around. Its only after you cut the check that you cant find them anymore. In the last year, the only thing he has contributed is Blog spam and he is a "Safe Bet" ... Not.

Pete, Believe me, if I were reading all this, my previous post included, my bullsh*t detector would be on red. Even after I arrived and met the guy, my guard was up, assuming I was being set up for some scam or another, regardless of the good references his previous clients had given him. But in the end, he just listened to what I wanted, showed me around and introduced me to people. I found a very cheap, but very lovely place, paid Sam 5%, and he has been keeping me updated ever since. You're dead right--he needs a more professional website, and he should be advertising. And maybe now he will, but as he's not really trying to be a broker, just picking up enough cash to live the simple life, he may not.
