Union Finosa "creativity"
My ex-house was rented to my ex-tenant. As is all too common with tenants, he got behind in the rent. Ana did verify that the utility bills were paid specifically seeing the canceled receipt for the November bill. Well, it turns out that while that bill was paid there was apparently some financial creativity conducted.
Apparently he got behind in the electricity bill and went to Union Finosa and negotiated a payment agreement. So, while the bill appeared to be current there was a separate agreement for the other money. Here are the reasons this makes no sense:
- Union Finosa seems to cut off people's electricity very quickly even if the balance is something like C$200. This amounts to C$5000.
- This was a tenant, not the owner of the house.
- The electric bill was not in the tenant's name.
- Union Finosa has threatened to cut off the electricity to the house if this debt isn't paid.
To me, the bottom line is if Union Finosa, for whatever reason, decided to loan money to an individual, how can they threaten to cut off the electricity to a place where that person does not live/have any legal involvement if the debt isn't paid? Maybe there is some Nicaraguan logic here but I sure don't see it.
Note that this information is second to fourth hand. While I can't see any reason any piece of this story is made up, I can't confirm it -- yet.

I've heard that you are also liable for any past due wages & payroll taxes associated with a worker employed previously at the house you rent,,, like a gardener or maid? Or does this apply only if the house is purchased?
What other possibilities are there?
I was going to have my lawyer write up a lease, pay every 3 months, using some bank or WU transfer to avoid any argument as to whether the money was received. Any suggestions?
I've found that the cost of dotting i's and crossing t's has paid off. I had my last property purchase vetted three times; the last time the Friday before the Monday signing.

A gringo rented a commercial place in SJdS, had problems with the UF bill, got way behind, got cut off, went down to the UF office, negotiated a monthly amount and got re connected. Next guy to rent the place won't know that unless he knows how to read a UF bill as the arrears amount does show up on it.
UF will always get someone to pay it. The owner of the place or the next renter. Its a win win for them.

I was not the one that saw the paid November bill but I will now try to see what it really said. With so many creative Nicaraguans in the loop, any clue will help in sorting this out.

Bottom left hand side of bill deals wiht the previous bill or any old amounts.
Second to last line it says: Arreglo de pago which means "Payment arrangement"
That is where buddy's little deal will show.
