Finca Near Esteli For Sale

Before I invested in CoolTop I had bought a 19 manzana parcel of land close to Estelí. I keep thinking someday I will do something with it. The reality is that I will not. I am clearly in no panic to sell it but I feel it could be an opportunity for someone. The basic info is below. PM me if you have interest.

It is 19 manzanas located about 1.3km east of hospital San Juan de Dios. The land is relatively long and narrow and goes from about 850 meters to 1000 meters in elevation. There are views of Estelí from parts of the land. The main access is by a road that leaves the Pan American Highway near the hospital which ends at the lower (southern) end of the property. A second road (probably in bad condition) heads up from closer to the center of Estelí to the north end of the property.

Electricity and water are nearby. (Officially, electricity was to be run in in January 2007 but we are in Nicaragua. :-) ) There is a well and small structure (that the caretaker had lived in) there. There is not that much growing there other than a stand of mango trees in one area and some other trees we planted. We have grown beans on part of the land. The person on the adjacent land (who watches the property for us) grows beans and corn on his property.

Depending on your attitude, there is one good or bad thing about it. There have been a lot of houses built along the first half of the entrance road and are some older small parcels with houses on most of the rest of the road. If Estelí continues growing, the area could get developed over the next 5-10 years. At the moment, it is about as close as you can get to town and still find something this large.
