Foreign Land Ownership

I own a small home as well as property in two different developments along the Pacific Coast. I feel pretty secure about my decisions of the last two years. However, it seems whenever I discuss my dealings in Nicaragua and try to promote the country and what I feel was a reasonably safe decision to buy property there, I am often met with concerns from people that the Nicaraguan government can decide to take it away whenever they want. Can anyone out there speak definitively about this? Should I be concerned that the land I've bought or the house I own, could easily be taken away? I had understood that in recent times the government was taking steps to increase foreign investment and that this was relatively safe. Any input would be appreciated.

IF you are really concerned there is FIRST TITLE INSURANCE

Personally if you have a good lawyer and he has check all the paper work properly this may be a waste of extra funds but each to their own choice. You can find info and link to them from my site at http://www.stealthfinancial.com/first_american_title_insurance.htm But yes one must be carefull of native land that cannot be sold or bought I understand. More concerning may be some development projects which promise big dreams of infastructure and is still field of dreams. Buying lots ocean especially make sure your dealing with the right developers that are moving ahead and building homes with investors. Build some homes we'll help bring the people to rent them. The speculation just on land in some cases has gotten out of hand. Or ahead of itself.

I bought a half acre lot near sjds. The time to get title insurance is before title is conveyed (and I did get title insurance through First Title Insurance). Title Insurance insures good title at the time of purchase, not what will happen afterward. Because communism/socialism is not sustainable, I doubt any government will expropriate property. But, there is a risk. Even in America where we are supposed to have the 5th Amendment, "Nor shall private property be taken for public use without just compensation," New London, Connecticut surely took some peoples' property and the Supremes allowed it! What I am saying is I have researched many of the projects offered for sale and many are paper projects of proposed master plans that I beleive may never happen. The projects I do show on my web site I do beleive to be real and will and are forward in infactructure development and are at the phase of actually building homes. Development will happen, and I too hope not too much like Costa Rica as that is why I left there. How to preserve the culture in a developing country is and will be the challenge. I hope the right and good people do their best that this will happen.

The real part that I can't and don't understand is if me & Mr. John & Mr. Steve (G-3 de padredemumi) have all these great projects up here in Puerto Cabezas in the R.A.A.N. and all these great ideas and these other thoughts and things that could be done here about working a lot of Nicaraguans and we could make a little money for us and you and if you are looking for ideas and projects (which we have plenty of ideas and projects) and you have all these "Gringo"investors to invest some money and we up here in Puerto Cabezas could put that money to some good use -- I really don't see no problem with all of these ideas for projects and to make money and to help you and the investors and me and Mr. John and Mr. Steve (G-3) and help the Nicaraguan people and the coffee growers in Matalgapa.

Please Barry -- Just tell that large base of international investors to come to Puerto Cabezas with all that money and me and Mr. John and Mr. Steve (G-3) can handle that money for them because we know exactly what needs to be done with the money and they all can go back to the USA (America) and have no worries about nothing because of our good ideas and we know how to take care of their money. I'm here in Port and if you need my "BanPro" account number to deposit that money for these great ideas and projects; please advise and I will supply my deposit number. Please advise the large base of international investors that I only want direct wire transfers and if I don't get the cash money; all bets are off and I nor Mr. John Wayne or Mr. Steve (Brooklyn Jew & G-3) will share no ideas or project knowledge or ways to make money in Puerto Cabezas and as a result; your large base of international investors will certainly lose out on this opportunity of a lifetime. If you can ever get a Mississippi boy, a Virginnie boy, and a Brooklyn Jew to develop projects and ideas; you or your large base of international investors better not miss out.

The problem, "the wrong mix"

The problem is that foreigners come blind to buy property in Nicaragua an you pay you get papers etc, but who sold you that property happens to be that was not the real owner, because lots of people come to Nicaragua blinded about with information that happen to be from other usonian that also have the wrong information but because they are usoninians have 100% credibility even if they are wrong (see viet nam, see Irak per example), so the real owner is in court fighting for that property once the court decide that his property was iligally seized by other or squaters etc yo'll be kicked out, I have been whatching post in this forum and Im amazed how off they are, my rate is 98% wrong about their view of what is going on, while you try to get your data from the wrong people you will be in vilo, now I dont blame this people for being wrong you have to remember how mixedup they are so from there, their oppinion and data about foreing country in this case Nicaragua have to be the "wrong mix" now if you have navigated through your life with this inacurate data you are used to it in that case what they say is true. Im not used to that.

Buying Property in Nicaragua

Before I buy any more property in Nicaragua; I will get the opinion of someone that lives in Utah and was born in Nicaraga and certainly knows nothing about the real estate market in Nicaragua and also know nothing about Nicaragua. :-) _____________________________________________________________________

I think that it is much better for you to be concerned about the Salt Lake real estate market because you don't know anything about the Nicaraguan real estate market. You know Wal-Mart in Salt Lake and thats all.

You keep posting about Nicaragua in English and you can not communicate or write in English and can not convey any thoughts.

Just beacause you are a native of Nicaragua does not mean that you know anything about Nicaragua and if you you don't understand this post, please get a dictionary in English. ____________________________________________________________________
