CORN ISLANDS Can people buy and own land there ?Submitted by Stealth007 on 7 August, 2005 - 00:04.
I get asked often about land for sale Corn Islands and have found some offerings the Internet but been told they are mostly scams. That the Islands are native property and cannot be sold or owned by indivduals for development. Can anyone point out where I can get real information and what is the laws about Corn Islands. Info on Corn Island
The "real information" is that land is bought and sold in Corn Island and Little Corn just as land is bought and sold in Granada and SJDS. The country of Nicaragua's property laws apply to Corn Island and Little Corn Island in all the same forms and fashions as in Granada and SJDS. Corn Island and Little Corn Island property is registered in Bluefields.
The Pearl Cays and the Rama Cays are the "problem lands of Peter Tsokas" that you are referring to and those problem lands have nothing to do with Corn Island or Little Corn Island. For generations, those cays have always been considered "community property" of Pearl Lagoon and the Rama Indians in the Rama Cays. Laws regarding these community lands were elaborated in the 1986 Counstitution of Nicaragua.
The "community lands" can never be bought or sold; but, can be leased by the community. I leased a rather large tract at "Bar Point" in Pearl Lagoon for 20 years in 1991. ____________________________________________________________________

I tried to buy a peice of Land there, about 5 acres on the Lee Side of the Island almost at the south point at the end of the beach. Went through all the steps only to find out that the land belongs to someone else, even lost my deposit.... The final verdict, you really better know who you are buying from and they better have a VERY old Escritura for the land. On little corn things are a bit better, but it is a TINY island and there is not much available, or it is ridicously expensive as compared to property in say Belize Cays or Panamanian islands. There was one shop for sale on Big Corn about 6 months ago...Again you have to know who you are buying from.... Who would want to live on Corn island anyways, it is not my cup of tea. Nice to visit for 2 days or so.... My last trip there in 2000 i almost got gutted by a Turtle Butcher for trying to stop him.... I ended up bying 1 turtle for about 10X the price of the meat, set it free, only to see it butchered an hour later.

Sherif - I don't think that it is very wise to give anybody any deposit on any land anywhere in this world until you have a reputable lawyer check with the registry and determine who actually owns the registered land and then let the lawyer do all paperwork and pay the money and done.
All land for "Corn Island" is registered in Bluefields and one of the most reputable lawyers there is Sylvia Fox who is married to my good friend, David Reed.
Just Curious: Who did you pay that deposit for the land and lost the money. ____________________________________________________________________

You paid for that turtle by the grocery shop for "Poggy & Victoria" in b. Sally Peachy. Poggy is a native of Corn Island and Victoria is a Spanish woman from Rama. The shop is about a block from "Restaurante Seva" (also called "Restaurante Dos Millas").
I think that you paid Felix or Darcey (aka Chick) for the turtle. They released the turtle and caught the turtle about an hour later and butchered and sold the turtle meat.

More northof Paraisoon teh beach... I do not know thenames of the places..... But it was 2 guys negotiating... I had a guy called Porky with me, from Bluefileds....

The spot that Im talking about was halfway around the island in Sally Peachy. Canadians bought turtle there and I don't think they saw the people catching the turtle after release.
Tell me where was the land in "South End" and who got the money from Corn Island.

When I first went to Bluefields
Met Peter and his Mr.Ethic, and nearly bought Crawl Cay. Back then it is was mauch cheaper than what he asking today. Then I talk to people in Tasba,Pearl Lagoon and decided against it.

And by the way Mr.Ethic was helping make this deal.... He ended buying it for someone else.
Ok the land is at the end of the beach... Right before the Last big hill/Tipof the Island.. It went from the beach and Up the hill... There was somewhat of small swamp just to the south of it back then... The neighbour to the was I was told was Mr. Morgan.
I understand whoever bought was planning a hotel backthen, I did not look in 2000, it hurt too much.....
Who got the money was a poor man from Bluefields... He lived on the way to Santa Rosa...on the main road, just after the bridge. Cannot remembr his name.

He lives on Barrio Sally Peachy and I know just the spot you're talking about. It has the tree stump I used to sit on to watch the ocean for hours until my husband woke up the fire ants living in it. They bit him on the rump something fierce! LOL *sigh* I miss it there.

I really don't know anything about any land on the "Pacific Coast" of Nicaragua and I would never try to help people buy or sell land there (for a fee or to-help). You know that area and I don't know that area.
I feel that you are in the same situation about trying to do land business on the "Atlantic Coast" of Nicaragua including "Corn Island". You do not know the land or the proper people. Here, I know the people and the land and I have their trust and I know who to trust. ___________________________________________________________________

i here about peter tsokas, who is this guy? what has he to do with the atlantic coast?
never mind....looked thru google had over 3,000 hits about this guy. couldnt find anything up to date about his activities. Is he still in the picture in nicaragua?
