Where can I find Listings of Affordable Nicaraguan properties (read -- dirt cheap!)Submitted by joshrothmann on 5 May, 2008 - 15:33.
Hello, I'm thinking about retiring in either Nicaragua or Panama on a very limited budget. Is there a good listing out there that are very affordable -- as in below $150,000 or so? Recently got the "Alina's List" of properties below $100,000 from alina_to_ro@yahoo.com mailing list today. I must say it's the biggest and best selection I've seen so far before going on a tour of any properties. Any more are welcome.

One thing you most understand, in Nica, NO-No American type place! That is what is so wonderful about it!
You will have a lot of choices
I think you will find a lot of places to get out of the rat race...depending on how far out you want to get. The worst in NICA is pretty far away. You need to come down and choose the area. Mountains are great and the cheapest...also the most "local". Great beach. Even some places not with too many of us to clutter it up.In and around Granada is really nice if you like a town environment and Leon is a big town/small ciry that is nice too and different then Granada. I had a hard time choosing among all of it.

Saying that you are looking for "dirt cheap" property is sort of like asking how big is a dog.

In my opinion purchasing property should be more than just a question of price. If you are on a budget, $ 150,000.-- should give you plenty to chose from. I for example, am starting a new project that would put you into a 2 bedroom home for under $ 60,000.--.
Don't just look for lists of properties. Look for people that will not only help you find the right home but also help you make the transition after you move here.

Congratulations on finding a way around my attempt to keep commercial posts off NL. I figured you would find a way.
Now, assuming Josh is a real person with a real question, let me say my usual: Don't buy anything until you have spent some time here. Actually, that goes for anywhere but Nicaragua in particular.
The amount you pay in rent for the first six months (and that could be as low as $30/mo for a private but primitive house) will be a good investment in getting to know the community. You get to find out if it is really where you want to live and you get to let people "notice" you are in the market to buy something. They will and what you will hear about will likely be much less than the "Gringo price".
As for prices, in Gringolandia regions, you can spend money. If you are really "on a budget", go for non-Gringo areas such as Jinotega, Somoto, Estelí, ... and expect to find a house in the $5000 to $35,000 range.

Does $35,000 buy anything near "American-quality" housing in either Esteli, Jinotega or Matagalpa? If not, what does? -- anything under $150,000? I do lean toward colder regions. Looking at all options at the moment, including buying raw land and building on it later. And, yeah, I'm a real bargain hunter looking to escape the rat race and get some peace of mind. First choice was Panama, frankly, but I've heard from friends who visited recently that Panama City isn't affordable any more unless you want to live in a shoebox and that Nicaragua isn't that bad. Better in many ways. Anxious to find out for myself.

Now, what "American-quality" means is up for debate. It does not include, for example:
But, none of that is stuff that makes sense in at least the mountains of Nicaragua. For example, while my house has much more interior space than I need (another story), our "dining room" and utility room is outside. There is a patio area covered by part of the upstairs. It is almost always nice there so why not.
This is more of my "rent and look around" argument. Most people need a chance to see how you can live here comfortably before you pin down what to buy. It is very hard to just "understand" this after many years of conditioning but, once you are here, you can experience it.
If you are looking for cooler and "in the city", that pretty much means Estelí or Matagalpa. On the other hand, cooler and "in a population center" adds Somoto, Jinotega and Ocotal. If you are happy with "near a city" or "near a population center" you can save a lot of money and get more space.
In our book, Living Like a Nica, the suggestion is to check out a few areas and pick one to "test drive". If you have two options that come up close, just figure you will try each one. Even a decent house in the city in Matagalpa or Estelí is going to rent for $200-$300/mo. Pretty inexpensive way to try out your choice.

Let me put it another way. What do the best homes, say in Esteli -- 2-3 bedrooms, comfortable, nice look, at least 4,000 square feet -- go for these days in Esteli? I know this a very general question, but I'm just trying to get an early sense of price ranges.

Question,the best looking,most expensive,American style homes in Esteli,which Do exist,are in a secluded area just outside of Esteli and Contrary to what some folks think,it is NOT an expensive gringo community but rather a mix of Cigar Factory owners(olders factories)and most of the wealthy Esteli families,Doctors,lawyers and a couple of Politicians. There are some huge homes there,some having as much as 10 Bedrooms and over 10,000sf of space. said homes start at about $280,000 and over half a mil. Just so yall know,I do know a cuople of people that live there,I dont YET,I sure would not mind thou :-P

North of StarMart
The airport used to be next to Rio Estelí just north of StarMart. I have been told that "a group of corrupt Sandinistas" acquired the property and created a development.
I know someone what almost bought a fair-sized house up there but fair-sized was more like 200-250m2. While there may be some 1000m2 houses up there, I sure don't know of them.

There lately? There are some houses almost an entire block long,and some huge 2 story ones,they look more like a quinta than a house.

Hopefully another aiport is built, it would be great if it's international. If they would've kept the one next to the river that probably would have meant height restrictions for buildings and no highrises.
4000 sq. ft.?
I don't know of any 4000 sq. ft. house here. There certainly might be one or maybe more but WTF would someone do with a 4000 sq. ft. house anywhere where being outside is a comfortable experience?
The first place I rented here was 2 bedrooms and was about 1000 sq. ft. I didn't have enough outside space but the house was, well, big.

Plenty in NICA
I am sure others have good advice on this. I think you can find a nice place anywhere in the country for that much. Some places easier than others. From what I read, up where fyi lives and in that area, that would buy a lot of house (he will say more than you need and is likely correct). You could buy in Granada if you choose to live there.....and while I have not looked hard, I think on the N. coast you could live on the beach or near it in a decent place.
Be prepared to look a while and bargan hard. Very doable.
