Not another Winter!

Well the Realtor was kind enough to let us know that our house has been on the market now for 136 days and if you believe in numbers should sell soon. I felt it should have sold when we listed 15 percent below the taxed value. We are know looking into the different options available to us, which is not much. When we put the house on the market we told ourselves we would not spend another winter here. But the snow is getting very close and I wonder if we will make it. We have read living like a nica from here but would like to know what is the minimum cash needed to get such a start?

Keep your head up. I had already given away my snow blower. Today, there was a showing of the house, and a call from the realtor saying they loved the house and wanted to make an offer. I won't see the offer before tomorrow night at the earliest, but it definitely sounds promising. The down side is that even if we do strike a deal, it may be December, with its accompanying snow before we get out. Because of some plans we have that must wait until after settlement on the house, it may well be January before we get there.

The 'average time on market' is a terrible stat to use

My realtor in Austin said "a correctly priced home will have 3 offers in the first week, after that it is stale and the hot buyers are into new meat". A realtor frequently shows several over priced homes before hitting the buyers with what he really wants to sell - if you are getting showings, that'll be their motivation.

My realtor also told me "I don't care about the tax value, what you paid for it, what you think its worth, or what your neighbors home sold for, price it correctly or don't sell it".

She sold my place in 6 days. I love her to pieces.

I lived on US$1,000 for a year!
