We would like to hear about members views/impressions of Lake Nicaragua. Topics we are interested in learning about include - cleanliness, quality and temperature of water, populated areas other than Granada, access to sport fishing, acceptance of foreigners throughout nica lake culture, access to boats (purchase and/or rentals), off the beaten track destinations, safety, etc. Any information will be greatly appreciated.

Has anyone in the forum spent time in San Jorge? Are there any good hotels in this town, any recommendations? Any comments will be greatly appreciated.

Hi Pete: We have travelled throughout CA but have yet to visit Nicaragua - this will happen in the next few weeks. We will definetly post our learnings/experiences at that time. Other than that you can read/review our posts to learn about what we know - thats about it. We're the type that likes to gather info ahead of time and validate along the way. Sorry if we asked too many questions!!
Lake front south
I have been exploring the lakefront around San Jorge North and South
Around San Jorge(and south)it is said that there is a problem with sewage.. Around La Virgin (right by the road to SJDS)there is also talk of sewage issue also this is a poor pubelo.(cattle and pigs urinating on the beach)
There is also talk of agricultural run off (phosphates?)problem south?
I understand the areas north of San Jorge are cleaner (less populated)
You know a beautifull area on the lake is on the road to Cardenas...personally I found it a bit remote as I would not want to drive 40+ minutes to Rivas for amenities myself.
I dont know why or were you got the idea of operating a ferry? The lake is often SO rough and windy/choppy your guests will be vomiting over the rails.. Better to drive.
As far as prices go...it all depends..I am certain that so good deals could be had by buying a large parcel (perhaps among one or more investors..then devide among the group)...if you must buy a smaller parcel(2-10 Manzana) your going to pay a lot more. If you would be possiblly interested in "going in" on a larger parcel (then deviding it) send me a private E mail..
personally I would be looking at some of the larger cattle lands just south of La Virgen and find some people to go in with to pick up one of these nice large lakefront parcels. Good access to Rivas and SJDS

Keeping in mind, many tributaries that serve the lake come from surrounding communities, most of which do not have waste treatment plants; I’m not in a big rush to go swimming in Lake Nicaragua. It is the home of the worlds only fresh water sharks, although their population is unfortunately dwindling. I would also take into consideration; the lake would provide a substantial portion of a new transatlantic shipping canal. Its been talked about as long as there was talk of the Panama Canal, eventually it will happen though for a number of reasons, one being its a way in which Nicaragua can generate revenue from its natural resources, two the panama canal is getting saturated with traffic and can also not accommodate the larger ships being built today, which must travel the additional 12,000 miles around South America. The argument could be made that a canal would be a reason to buy property on the lake, it could also be a reason to avoid such an investment, depending upon if your looking to build a resort or if its just speculation for example. I’m sure there are a myriad of other things I haven’t even though of, just my two Cordoba’s.

" Not to be a smartass but my wife says the water is full of sewage...... " I think your wife is mistaken, her statement would be correct if she is talking about lake Xolotlan. Lake Cocibolca is fairly clean for the most part, there are some areas were sewage is present but also many areas are very clean...keep in mind that it is a huge lake(10th largest in the world), so the amount of pollution is minimal at least for now.
i also don't see a proble with a ferry in fact this is something that is badly needed especially a modern one. The lake is not always rough an coppy.

You are not been a smartass Mike you are saying the truh,a smart project for that lake coulbe a sewer plant who ever come with that project can make lots of money, the other thing, Nicaragau Lake is a beautiful lake but wont be very long beautifull, if there come a californication of that lake with no week judiacial system in Nicaragua and not been able an not been able to enforce sanitation they will be bribed over and over for does that have the most dollars and I will forcast a lake of shit, it happened already the same history to managua lake, foreing company around the managua lake destroyed all the enviroment in that lake very soon killing all sign of life in there as a resul property instead of going up went down,

Ecotype Lodging on West Shore
We will acquire land to develop a small sustainable ecotype resort on the western shore of the lake. We are starting with 6 - 8 private cabinas, offering activities like riding, sea/lake kayaks, trips to the islands, etc.
